Accessory Dwelling Units

ADU Rules in West Jordan

West Jordan City Code 13-5B-8, as amended by Ordinance 26-18 on March 24, 2026, sets ADU requirements in addition to Utah's ADU statutes. Those requirements and the ones the city's Accessory Dwelling Unit Application lists include these.

  • One ADU per property, never an internal and a detached unit on the same property
  • No ADU on a property where the primary dwelling is served by a septic tank
  • A valid business license if the primary or accessory unit is rented
  • One additional off-street parking space of 9 by 18 feet, paved in asphalt or concrete and placed beside the existing driveway or the house, or in the backyard
  • No credit toward the ADU's parking for the driveway that leads to the garage or carport
  • ADU parking never in tandem with the home's required parking or blocking it
  • At least two parking spaces kept intact in the garage or carport
  • A required attached garage converted only when a replacement two-car garage, described in the city's application as fully enclosed, at least 20 feet wide, and 400 square feet in area, is built on the property to City Code standards
  • No ADU in multi-family units, mobile homes, or attached housing
  • No separate utility meters for an internal ADU, though separate meters for a detached ADU may be allowed when the utility provider approves them
  • A detached ADU on a platted lot of 10,000 square feet or larger in the R-1, RR, RE, PC, LSFR, and VLSFR zones
  • A detached unit on a permanent foundation, with a smaller footprint than the house, no placement in the front yard, and coverage of no more than 20 percent of the rear and side yard
  • Detached unit setbacks of 6 feet from the house, the rear property line, and the interior side property line, and 20 feet from a corner side property line; a maximum height of 20 feet; and 1 more foot of side and rear setback for each foot, or part of a foot, that a unit rises above 17 feet
  • For a detached unit, design and materials similar to and compatible with the design of the house, approved by the West Jordan Design Review Committee in a separate review
  • A notarized Notice of Acknowledgement recorded with the Salt Lake County Recorder before the ADU is approved
  • One family, or no more than five unrelated adult roommates, living in the unit, with no subleasing
  • Rentals of at least 30 consecutive days

The septic, utility meter, and yard coverage rules in the list follow Section 13-5B-8. The city's Accessory Dwelling Unit Application lists them differently: no ADU where a failing septic tank serves the primary dwelling, no separate utility meters for any ADU, and no detached unit covering more than 20 percent of the yard area where it sits. We confirm with the city which version applies to your lot.

Utah's ADU statutes apply in West Jordan as well, as our ADU page explains.

What Homeowners Ask

West Jordan Remodeling and Permit Questions

Where is Allegiant Construction headquartered?

Allegiant Construction is based in West Jordan. Our service area covers eight Northern Utah counties. Salt Lake, Utah, Wasatch, and Summit Counties are its core.

Can I build a detached ADU in West Jordan?

Yes, on a platted lot of 10,000 square feet or larger in one of the six zones listed above, with the unit no taller than 20 feet. Since October 1, 2026, Utah Code 10-21-304 has also required West Jordan to permit a detached ADU on any lot of 11,000 square feet or more with a single-family home where the home is a permitted use. The exception is any detached ADU prohibition or restriction in a development agreement the city signed on or before May 6, 2026. We confirm your lot size, zone, any development agreement that covers the subdivision, and the city's current rule before design begins.

Can I convert my garage into an ADU in West Jordan?

Only if the required two-car garage is replaced on the property to West Jordan City Code standards. The city's ADU application describes the rule as covering any existing garage or carport, and the replacement as a fully enclosed garage at least 20 feet wide and 400 square feet in area that meets the setback, height, lot coverage, and access rules. We plan the replacement garage into the same project.

Which office issues building permits in West Jordan?

West Jordan's Building and Safety Division issues them through the West Jordan Public Portal. The division's number is 801-569-5050. We prepare and file the application for your project.

Does West Jordan have a basement finish guide?

Yes. The Building and Safety Division publishes a Basement Finish Guide that calls for a ceiling of at least 7 feet, with no surface-mounted light or other projection below that minimum, and R-13 insulation at exterior walls. We draw the plans to the guide.
