  • Every room, with its dimensions and its intended purpose labeled
  • Electrical subpanels, none of them in a closet

ADU Rules in Santaquin

Section 10.16.080 of the Santaquin City Code allows one ADU per parcel, attached or detached, on an owner-occupied single-family property where the owner keeps either dwelling as a primary residence. For an attached ADU, the section sets these conditions.

  • An attached ADU in any residential zone, only on a parcel with a single-family dwelling
  • One off-street parking space for the unit's residents
  • Up to two meters for each water and pressurized irrigation service
  • Construction and remodeling that meet the building codes in effect at the time
  • In a new home approved with an attached ADU, no separate entrance for the unit on the front or a street-facing side; a unit in an existing home may use existing entrances on any side
  • A building permit, with a site plan drawn to scale showing the property lines and dimensions, existing buildings and their entrances, proposed buildings or additions with their distances to the property lines, parking stalls, and utility meters; and floor plans with every room's use labeled
  • A permit for a preexisting attached unit when it is built on, is remodeled, or changes use, with an unpermitted unit inspected for life safety violations
  • Basement rentals, caretaker apartments, and similar units counted as attached ADUs, a permitted use in every zone that permits single-family dwellings

Ordinance 09-01-2026, adopted September 15, 2026, and in effect since September 16, rewrote the detached ADU rules. A detached ADU is now permitted in the Main Street Residential area of the Main Street Business District zone and in the R-8 and R-10 zones. It is also permitted on any lot or parcel of 11,000 square feet or more that holds a single-family dwelling in another zone where that dwelling is a permitted use. The ordinance sets these conditions for it.

  • A unit in the rear yard only, never subdivided from the home or sold separately, with the owner occupying either the home or the unit and no lease longer than two years without a renewal agreement
  • A footprint of no more than 800 square feet and a total of no more than 1,600 square feet; a height no greater than the home's or 24 feet, whichever is less; and setbacks of at least 12 feet from the home and 10 feet from the side and rear property lines
  • A permanent foundation, with recreational vehicles and mobile homes excluded
  • An architectural style and color compatible with the home
  • A unit connected to a detached garage, with the two together no taller than 24 feet whatever the home's height; no more than 1,600 square feet for the unit, garage area included; and any carport left out of that square footage but held to the same setbacks from the home and the side and rear property lines
  • At least two off-street parking spaces for a unit of 650 square feet or more and one for a smaller unit, with tandem spaces not counted
  • A home with a detached ADU allowed up to two meters for each water and pressurized irrigation service
  • A trash can for the unit
  • Building, fire, and health codes in effect at the time of construction
  • A building permit with the same site plan and floor plans an attached unit needs
  • The same permit and inspection rules for a preexisting unit

What Homeowners Ask

Santaquin Remodeling and Permit Questions

Does Santaquin allow detached ADUs?

Yes, under the rules in effect since September 16, 2026. They allow one in the Main Street Residential area of the Main Street Business District zone, in the R-8 and R-10 zones, and on a lot of 11,000 square feet or more in any other zone where the lot's single-family dwelling is a permitted use. The unit goes in the rear yard, the owner lives in the home or the unit, and the parking it needs depends on whether the unit reaches 650 square feet.

Does a Santaquin basement finish need engineered plans?

Only for certain work. The city's basement finishing handout calls for plans signed and stamped by an engineer when the project cuts into an exterior wall to add a door or window, or replaces a load-bearing wall with a beam. Otherwise, the handout states that plans drawn by the applicant are accepted when they include every required item.

When should a Monday inspection be requested in Santaquin?

By 1 PM on the Friday before. When the schedule is already full, the city's office staff gives the next available date.

Does Santaquin offer timed inspections for a basement finish?

Yes. The city times inspections only for footings, foundations, and work whose inspection requires entering an occupied home, such as a basement finish or a remodel.
