Our Process

How We Work

Design and Preconstruction Construction Completion and Closeout

Allegiant Construction builds every remodel, basement finish, addition, ADU, custom home, and commercial project on a written schedule, requests each inspection its permit requires, and warrants the work and materials for one year from substantial completion. You know where the project stands, what comes next, and what is required at each stage.

How We Build

Our Remodeling and Construction Process

Every Allegiant Construction project moves through three phases, from the first measurement to the last punch list item. As your general contractor, we manage the permits, inspections, and schedule in each one.

Design and Preconstruction

We measure your space, produce permit-ready plans, and help you finalize every selection. We set the scope, the schedule, and the contractor's fee in writing and secure permits through the Authority Having Jurisdiction before demolition begins.

Construction

Demolition, framing, plumbing, mechanical, and electrical rough-in, and finishes proceed in sequence, with the work area sealed off and your questions answered the same day. Rough-in and framing pass their inspections before insulation and drywall cover them, and any change goes through a written change order before that work proceeds.

Completion and Closeout

We pass final inspection, walk the finished space together, create the punch list, and complete every remaining item. Your one-year warranty on work and materials begins at substantial completion, and warranty calls come directly to Allegiant Construction.

Each service page sets out its scope in construction order and the inspections its work needs.

Inspections

The Inspections a Utah Building Permit Moves Through

Utah's residential code lists the inspections a permitted project must pass. Each stage waits for the building official's approval before the work it covers is concealed.

  1. Foundation

Footings and foundations are inspected before any concrete is poured, under Section R109.1.1. The inspection comes once poles or piers are set or trenches or basement areas are excavated, and once any required forms and reinforcing steel are in place.

  2. Rough-In

Plumbing, mechanical, gas, and electrical rough-in is inspected before anything is covered and before fixtures or appliances are set, under Section R109.1.2.

  3. Framing

The framing inspection follows the approved rough-ins, once the roof, masonry, framing, firestopping, draftstopping, and bracing are in place, under Section R109.1.4.

  4. Exterior Envelope

Utah adds an inspection of the weather-resistant exterior wall envelope and its flashing, under Section R109.1.5.1.

  5. Insulation

Insulation is verified by inspection before interior finishes cover it, under Section R1102.4 of Utah's energy chapter.

  6. Fire-Rated Assemblies

Where fire-resistance-rated construction is required between dwelling units or because of the property line, it is inspected after the gypsum board is hung and before its joints are taped, under Utah's Section R109.1.5.2.

  7. Final

The final inspection comes after the permitted work is complete and before the space is occupied, under Section R109.1.6.

Local offices group and order these steps in their own way. Layton's basement finish handout, for example, combines the rough-ins and framing into one 4-Way Rough inspection before insulation, followed by the Insulation and Final inspections.

During Construction

While We Are in Your Home

These four practices apply on every project built while the household still lives in the home.

01

Your Hours Are Respected

Start and stop times are agreed before construction begins, and the crew keeps to them.

02

You Know Who Is Coming

You know which trade is scheduled, and on which day, before anyone arrives at your door.

03

Your Home Stays Livable

Work areas are sealed and dust is contained at the source. The rooms we are not working in stay clean and usable.

04

The Site Is Cleaned Daily

Debris is removed, work areas are swept, and your home is secured at the end of every working day.

After Closeout

One-Year Warranty on Work and Materials

Work and materials carry a one-year warranty that begins at substantial completion and is written into the Owner-Contractor Agreement.

If something covered by the warranty surfaces during that year, you call us directly and we return to correct it.

What Homeowners Ask

Questions about Our Construction Process

Who schedules the inspections?

We do. Utah's residential code makes the permit holder, or an agent, responsible for telling the building official the work is ready. The person who requests an inspection must give the inspector access. We request each inspection and provide that access.

Can work continue before an inspection passes?

No. Each inspection point holds the work until the building official approves it. Under Section R109.4, anything that fails is corrected before it is covered or concealed.

Do I need to move out during construction?

A bathroom, kitchen, or basement project runs with the work area sealed off so the rest of the home stays livable. A full home renovation or a large addition can make relocating for part of the schedule the easier choice. We tell you that during preconstruction rather than after demolition starts.

What do the weekly reports include?

Each report covers the progress since the last one in photos and project updates. You can follow every phase of construction without visiting the site.

What is substantial completion?

Substantial completion is the point at which the work is complete enough for you to use the space for its intended purpose, with only punch list items left. It is also when the warranty year begins.
