Permits and Inspections
Building Permits in Hideout
The Town of Hideout issues its own building permits, takes applications and inspection orders online through City Inspect, and requires a Wasatch Fire District permit with each application.
Hideout
Hideout Building Department
The Limits of Disturbance fence inspection and preconstruction meeting are ordered first, before any excavation or construction begins. Building inspections by Sunrise Engineering are ordered by 3 PM the day before and take place in the afternoon. Inspections by town staff are ordered by 3 PM two days ahead. In Hideout Canyon, Soaring Hawk, Golden Eagle, and Shoreline, the Master HOA's Design Review Committee approves the plans before they are uploaded. In Deer Springs, Deer Waters, Lakeview Estates, and Klaim, the Hideout Design Review Committee issues an approval letter first. We secure the design approval that applies before we file the permit application.

Hideout Remodeling and Permit Questions
Does a remodel in Hideout need fire sprinklers?
The Town Code requires fire sprinklers in all buildings constructed or modified within Hideout. Utah's residential code makes them optional. Before a remodel is designed, we confirm with the town how that requirement applies to its scope.
How long is plan review in Hideout?
The town's Building Permit Process in City Inspect puts plan review at approximately 14 working days for the Hideout reviewer, plus any time the contractor takes to answer comments. The process also notes that a geotechnical report may be required before footing inspections are scheduled.
How long does a Hideout building permit stay valid?
Under Section 10.04.14 of the Town Code, a permit expires if construction does not begin within one year of issuance, or if the work is not completed with a Certificate of Occupancy and Land Use Compliance within two years. The Building Official may extend the permit by up to one more year for good cause. More than 180 days of inactivity on the site is grounds for expiration upon written notice.
