We measure your space, produce permit-ready plans, and help you finalize every selection. Permits are secured through the Authority Having Jurisdiction and your investment is locked before a single wall is touched, so the number and the schedule are both settled by the time we start.
Demolition through finishes, executed with your home protected and your questions answered the same day. Work areas are sealed and contained, every phase is inspected and signed off, and every change is priced and approved in writing before work proceeds.
We walk the finished space together, create the punch list, complete every remaining item, and pass final inspection. The project is not finished when the work stops. It is finished when it meets our standard and yours.
During Construction
Most of a remodel happens while you are still living there. How that is handled matters as much as the finish work.
Work areas are sealed and dust is contained at the source, so the rooms we are not working in stay clean and usable.
The same trades run your project start to finish, and you know who is scheduled before they arrive at your door.

You never manage the permitting process yourself.
Yes. Workmanship and materials are covered for one year following substantial completion. The full terms are written into the Owner-Contractor Agreement you sign before work begins.

Usually not. Bathroom, kitchen, and basement projects are run with the work area sealed off so the rest of the home stays livable. Full home renovations and large additions sometimes make it easier to relocate for part of the schedule, and we tell you that during preconstruction rather than after demolition starts.
Basement finishing turns unfinished space into livable space for the first time, which means framing, egress, and full rough-in. Basement remodeling reworks a basement that is already finished, which means demolition of existing finishes first, then reconfiguration and code corrections. The permitting and the sequence differ, so the two are priced differently.
Yes. We build to the drawings and selections provided, and when a detail cannot be built as drawn we bring the designer a solution before it becomes a problem on site. The design relationship stays with the designer.
Changes are handled through a written change order. The cost and any schedule impact are documented and approved by you before that work proceeds, so nothing is built and no invoice is issued on a verbal instruction.
