  • Two complete sets of plans stamped by an engineer
  • Three copies of a site plan, kept separate from the drawing sets

Accessory Dwelling Units

ADU Rules in Farmington

Ordinance 2025-37 lists detached and internal ADUs as permitted uses in every single-family residential and agricultural zone in Farmington. Section 11-28-200 of the city code, last revised by Ordinance 2024-62 on December 17, 2024, sets conditions that include these, in its own order.

  • Planning Department review of every internal ADU application
  • An ADU only as part of, or in conjunction with, a single-family dwelling, and a detached ADU within the zone's height and building footprint standards for accessory buildings
  • One ADU per single-family dwelling, apart from the separate ownership provisions of Subsection F, with no more than one dwelling unit in the ADU
  • At least one off-street stall for the ADU, beyond what the home requires, built to the city's parking standards
  • A detached ADU no larger than the footprint of the original single-family dwelling, and an internal ADU no larger than that dwelling's floor area
  • No internal ADU on a lot of less than 6,000 square feet, and no detached ADU on a lot of less than 10,000 square feet
  • The construction, housing, and building codes in effect when the ADU is built, and the procedures and requirements of the city's building regulations
  • A permanent concrete foundation, with the unit installed and secured to it under the building codes
  • Occupancy by one family only
  • Owner occupancy of either the single-family dwelling or the ADU
  • A temporary owner absence of up to 12 months, for circumstances such as military assignments, employment, family obligations, and quasi-public service, during which the owner may rent both units
  • An extension of that period by the Zoning Administrator on sufficient evidence that the circumstances will last longer than one year, with a temporary absence authorized only when the application includes a definite termination date
  • A notice of the ADU that the city may record with the Davis County Recorder
  • A site development application under Chapter 7 of the zoning title when the ADU's permitted use or conditional use permit is considered for approval
  • A detached ADU allowed in separate ownership as a Subordinate Single-Family dwelling, with its own culinary water and sewer laterals and metering in place before anyone moves in, and two years of owner occupancy after it is first sold or divested apart from the home

Ordinance 2024-41 provides that it sunsets on July 16, 2027, unless the City Council extends it by resolution, and that the code language then reverts to its pre-amendment text. Under the ordinance, the reversion is not applied to deny a land use application filed before that date.

What Homeowners Ask

Farmington Remodeling and Permit Questions

When does a new Farmington home need fire sprinklers?

Title 10, Chapter 10 of the city code, enacted by Ordinance 2026-28 on July 21, 2026, requires an automatic sprinkler system in a new single-family dwelling on applications beginning July 1, 2026, in four cases. The first is a home built in the city's Wildland-Urban Interface Area without meeting the minimum standards of the Wildland-Urban Interface Code. The second is a home with more than 10,000 square feet of combined total floor area, attached garages included, and the third a home more than 800 feet from a public fire hydrant. The fourth is a home that depends on sole vehicular access with more than 500 continuous feet at a grade of 10 percent or steeper. The system is installed during construction and passes inspection before a certificate of occupancy is issued. A home outside that area, on a one-lot subdivision, and with at least 50 feet of defensible space on all sides is exempt. An addition that takes a dwelling past 10,000 square feet while enlarging it by more than 30 percent is sprinklered in all areas of expansion.

Does Farmington schedule same-day inspections?

No. The city's permit packet states that Farmington does not do same-day inspections. It tells applicants to expect each one to be scheduled 1 to 2 working days out. We plan every inspection request around that lead time.

How long does a Farmington building permit stay valid?

Under Farmington's residential packet, a permit becomes null and void when authorized work has ceased for 180 days, when the work is suspended or abandoned for 180 days after it starts, or when 180 days have passed since the last inspection. The Building Official can grant one or more extensions of up to 180 days each, requested and granted in writing with justifiable cause shown. The packet also requires a passed final inspection to complete a project. It warns that a permit without one becomes noncompliant and may result in a lien against the property.
