Cost-Plus Contracts Contractor's Fee Documented Draws Written Change Orders

What You Pay

What Does Cost-Plus Mean in Construction?

Part One

Actual Cost of the Work

The actual cost of the work covers the trades, materials, and other expenses of building your project, billed as they are incurred.

Part Two

The Contractor's Fee

The fee is a percentage of the cost of the work, agreed in writing before construction begins.

Your Investment

One Open Ledger

Every dollar traces to a documented cost or to the fee you approved.

The Terms

How Cost-Plus Works on an Allegiant Construction Project

These terms come from the proposal and the Owner-Contractor Agreement you receive before construction.

The Estimate

Your estimate is built from current costs to guide decisions. It is non-binding and does not cap what the finished project costs.

The Contractor's Fee

Under our Investment Certainty guarantee, the contractor's fee percentage does not change once the contract is signed.

Draws

Each draw request comes with the invoices and receipts behind it. You see what every payment covers.

Direct Costs

Project management and builder's risk insurance are billed at direct cost with no markup.

Change Orders

A change to the approved scope is written up with its cost and schedule effect for your approval before that work proceeds.

What Moves the Number

What Drives the Cost of a Utah Construction Project

Scope, site, existing conditions, and selections can put two projects of the same square footage far apart in cost.

Scope

What Is Being Built

Layout changes, structural work, and the number of trades involved set the size of the project before a single finish is chosen.

Site and Location

Where It Is Built

Access, grade, utilities, engineering, and the requirements of the local Authority Having Jurisdiction all carry cost.

Existing Conditions

What Is Already There

The condition of the foundation, framing, plumbing, and wiring behind the finishes shapes what has to be corrected.

Selections

What Goes into It

Windows, tile, flooring, cabinetry, countertops, and fixtures each carry a cost set by the product and grade you choose.

What Homeowners Ask

Cost-Plus Pricing Questions

How much does a home remodel cost in Utah per square foot?

Square-foot figures leave out what sets the cost: scope, existing conditions, and selections. A walkthrough of your project produces a written estimate you can plan around.

Why do you not publish prices or price ranges?

A range published before anyone has seen your house would be a guess. We walk the project first and then give you a written estimate for your scope.

Is the estimate a maximum price?

No. On a cost-plus project, the estimate reflects current costs and guides decisions. The project is billed at actual cost plus the fee.

What is the contractor's fee percentage?

It is agreed with you in writing before any work begins and stated in your agreement. We do not publish it.

What is a draw?

A draw is a scheduled payment request during construction. On an Allegiant Construction project, each one comes with the documentation for the costs it covers.

Can a subcontractor put a lien on my home in Utah?

Utah's Residence Lien Restriction and Lien Recovery Fund Act bars a subcontractor or supplier from keeping a lien on an owner-occupied residence once the owner, under a written contract with a licensed contractor, has paid that contractor in full according to the contract.
