South Ogden Remodeling and Permit Questions
Is there a building moratorium in South Ogden?
In four Form Based Code zones, yes. Ordinance 26-07, dated August 18, 2026, adopted a moratorium on receiving or processing applications for permits related to development or planning that require Staff Review Committee approval in the City Center Core, City Center General, Riverdale Road General, and 40th Street General zones. Its Section II also names the erection, construction, reconstruction, or alteration of any building or structure and any subdivision approval in those zones. The ordinance sets it to last 180 days from August 18, 2026, or until the recommended changes to the City Center and 40th Street Corridor Form Based Code are completed, whichever is sooner. The Mayor and City Manager may lift it earlier by a joint finding that doing so is in the city's best interest. It does not apply to subdivisions that already had at least preliminary approval on that date, or to the building permits the city issues for them. We confirm its status, and whether the work needs Staff Review Committee approval, before a project in any of those zones is designed.
Can I build a detached ADU in South Ogden?
Yes, on a residential lot of at least 10,000 square feet with an owner-occupied single-family home. Section 10-14-23 limits the unit to 1,200 square feet and a height of 10 to 19 feet, or up to 24 feet with a pitched roof or 20 feet with a flat one where the side and rear setbacks grow by a foot for each foot above 17 feet. The unit cannot sit in the front yard, and it needs at least one off-street parking space in addition to what the home requires.
What hours can construction run in South Ogden?
From 7 AM to 9 PM. Section 4-4-1 of the city code treats the excavation, erection, demolition, alteration, construction, or repair of any building or structure outside those hours as unlawful noise. The exception is urgent necessity in the interest of health, safety, or welfare, with a permit from the City Council. We schedule each trade's work on your project inside that window.
